Selling your home

To give you an idea of what the home selling process looks like, I've prepared six steps that will hopefully serve as a helpful introduction. 

Don't worry about memorizing this stuff though, there aren't any tests. I'm here to carefully guide you through the whole process, and it would be my pleasure to answer any and all questions you might have along the way.

STEP 1: SaYING HELLO & EVALUATING YOUR PROPERTY

The first step is of course, saying hello.

Then, after getting to know each other, I'll visit your property and begin an evaluation.

In this evaluation I'll consider the condition of your home, inquire about any renovations, and discover what makes your property stand out. 

STEP 2: PRICING

The first 14 days that your property is on the market are critical— it's within this period of time that most showings happen.

To ensure that we set an optimal asking price, I actively visit and inspect all comparable homes on the market. This way, I'm certain I have a clear sense of what the competition looks like beyond the pictures available online. 

After my own market analysis, we'll sit down and look at comparable properties, past and present market conditions, and determine where your home lies within the market.

Once the process is complete, we'll have arrived at an optimal asking price. 

 

STEP 3: PREPARING YOUR HOME

(A.K.A getting it ready for showings)

Any cleaning, staging, last minute repairs, and de-cluttering happens here. 

Once the home is prepared, I'll have it professionally photographed, prepared with a lock box, and marked with a big "For Sale" sign out front. 

STEP 4: LISTING YOUR HOME

I'll list your home and ensure it's viewable across many platforms by using a multiple listing service (MLS).

A multiple listing service is a service used by a group of real estate brokers. They band together to create an MLS that allows each of them to see one another's listings of properties for sale. Simply put, it's a great way to locate buyers.

The multiple listing service also automatically feeds to websites such as realtor.ca and Winnipeg Free Press, ensuring that your home is viewable on many different platforms.

STEP 6: FINALIZING THE SALE & CELEBRATING

Yay! We've made it to the last step. Time to move all of your belongings out of the property. 

During this stage of the process, we'll also fulfill any conditions that came along with the offer.

Once all of that is taken care of, we'll meet with your lawyer to go over the final paperwork before handing the keys over to the buyers.

STEP 5: Offer presentation

A quick jargon explanation...

An offers date is usually set when the feedback on a property is positive and a seller expects to receive multiple offers on his or her home.

If you have an offers date, we'll show the home for a set period of time (typically 7 days) before receiving all offers on the last day.

The goal of this process is to collect multiple offers and facilitate a bidding war. 

If you do not have an offers date, we'll do offers as received.

Offers as received means that there is no set date for an offer; they can roll in anytime.

Depending on your property and the season, I'll advise one of these options.
