Buying a home

To give you an idea of what the home buying process looks like, I've prepared six steps that will hopefully serve as a helpful introduction. 

Don't worry about memorizing this stuff though, there aren't any tests. I'm here to carefully guide you through the whole process, and it would be my pleasure to answer any and all questions you might have along the way.

STEP 1: SAYING hi/buyers presentation

The first step is of course, saying hello.

After getting to know each other, I'll begin with a buyer's presentation. This is where we sit down and discover your wants and needs.

Some common talking points include: the number of bedrooms, size of home, garage or no garage, new build home or existing home, neighbourhood, and style of home.

STEP 2: CREATING YOUR MLS PORTAL 

A multiple listing service (MLS) is a service used by a group of real estate brokers. They band together to create an MLS that allows each of them to see one another's listings of properties for sale.

I'll subscribe you to this internal realtor data base, so that every new and existing listing that fits your criteria automatically comes to you first.

STEP 3: VISITING HOMES

When we discover homes that match your criteria, we'll go visit them together. 

I'll be there to explain everything about the home, and answer any questions you might have along the way. 

STEP 4: WRITING AN OFFER

Once we've found the perfect home, we'll write an offer for it. 

In this offer, we'll choose a purchase price, possession date to move in, and also include any conditions such as financing, inspection, and lawyer approval to name a few. 

This step is also where all negotiations take place. The most commonly negotiated items include: price, conditions, lawyer approval, and inspection.

STEP 6: PICK UP THE KEYS & CELEBRATE

This step is definitely the most fun. Simply grab the keys and head home!

 

 

STEP 5: GETTING ORGANIZED

Once your offer is conditionally accepted, it becomes time to inspect the home and have the bank approve your mortgage.

After that, you'll meet with your lawyer to sign all land title papers (transfer forms) and mortgage documents (if any).
